Render repairs
Some walls do not need a whole new coat. We look at the failed patches around Kensington and say whether a local repair is enough.
Render fails in pieces. A corner under a window, a crack that opens every summer, a hollow drum when you tap beside the meter box — those are the usual calls. Around Kensington you also see later additions meeting older brick, and the join is where the coat lets go. A repair is for a wall that is mostly still doing its job.
On a visit we tap the surface, follow cracks to see if they are in the coat or in the brick, and check whether water is getting in at sills, flashings or the ground. A hairline crack that is only in the finish is a different job from a wall that has come away in sheets. Photographs help us know which street we are going to. They do not settle the repair.
Local work usually means cutting back to a sound edge, making good the base, and matching the texture as close as the existing wall allows. A perfect invisible patch on a thirty-year-old sand finish is not something we promise from this page. We say on the visit how close a match is realistic, and whether a wider recoating would look more even.
What a repair quote does not automatically include: a full house reskin, damp-course work, new windows, or painting the rest of the house to hide the patch. Those can be quoted if you want them in after we have seen the wall. The figure depends on how many patches, how high they sit, and whether the rest of the coat is still bonded.
